AVR Projects

The American Veterans Rebuilding Home Ownership Option is based on veteran participants completing training offered through AVR and funded by donations.

Through the AVR Home Ownership Option, veteran participants will be able to:

  1. Become certified in a trade they can depend on to provide for their families.
  2. Become a member of professional networking as well as a community of like minded veterans who have lived similar experiences.
  3. Have an opportunity to purchase a home at project cost rather than today's inflated market values.
  4. Build personal equity in the appraised value of the home to assist in future loans for personal or professional development.

The Process

1 Property Acquisition

  • AVR works with the local municipalities to identify properties with liens, foreclosures or condemnable blight.
  • AVR then contacts the responsible parties and if successful, purchases the properties with donated funds.
  • Property purchase value is not to exceed $100,000.

2 Renovation

  • AVR renovates the property with volunteer and participant labor.
  • AVR will purchase the construction materials with donated funds.
  • Renovation costs are not to exceed $40,000.

3 Transfer

  • Upon completion of training and property renovation, the participant can purchase the property for actual project cost.
  • Property can be purchased for $140,000 (maximum) and appraised for current market value (likely to be $180,000 - $220,000).
  • The participant then has $40,000 - $80,000 in instant equity to assist with future loans.
